Contract Negotiations – We have a Buyer!
Negotiation skills are the most overlooked item when choosing a Realtor. Masha’s clients have shared that her expertise in negotiating is one of the most important reasons they chose Masha Halpern to be their Realtor. Masha thinks through the whole process and offers suggestions for potential responses at each stage of negotiations which prepares her clients steps ahead at all times.
What happens now?
Once an offer is presented, I will explain the terms of the offer. After formulating your response, I will communicate and negotiate with the Buyer’s Agent and on your behalf until we have an agreement. As an integral part of the real estate community for 26 + years, I personally know and have a good working relationship with many of the Real Estate Brokers in our community. These relationships really help facilitate positive transactions.
Once we have an executed agreement, we wait until the various inspection reports are submitted and due diligence is completed by the buyer per the terms of the contract. Once we receive the report, we will discuss and review your response and I will share the information with the buyer’s agent. If any repairs are agreed to, I would be happy to supply contact information for a reputable tradesman. I will also schedule and coordinate the work.
From contract to close I will handle all communications to the buyer through their agent. I will ensure that all terms of the contract are adhered to. I will also coordinate with the closing attorney to ensure that any documentation is in order prior to settlement. If any surprises come up, I am your advocate and fiduciary. It is my goal to resolve any issues to your satisfaction.
“Certified Negotiation Expert (CNE®)” Designation
Professional negotiation skills are necessary for all real estate agents in helping home buyers and sellers, especially in the current Chapel Hill, Carrboro and Durham North Carolina market.
I have been awarded the Certified Negotiation Expert (CNE) designation from the Real Estate Negotiation Institute (RENI). The CNE is earned by real estate professionals after successfully completing formal negotiation training over two days. Agents who receive this certification are among the top agents in the country in negotiation skills.
With professional negotiation skills, I am able to help my clients obtain better results in the sale or purchase of their home. CNE agents have a higher skill level which enables me to:
1. Communicate more effectively to uncover pertinent information and deliver the desired results
2. Help my clients understand their options
3. Work collaboratively with all parties
4. Effectively resolve deadlocks
As a CNE agent, I have a thorough understanding of how to negotiate effectively to help achieve my client’s goals.
