    Marketing Your Home

    We will review the constructs of our in-depth marketing strategy & begin to prepare your unique marketing plan. Each property has it’s own targeted marketing plan which may include the following activities:  (Click here for our Marketing Plan)

    • Your home will be listed in the Triangle Multiple Listing Association, only available to Real Estate Brokers, and as a ‘Showcase’ listing on

    • Your home, with professional photography, video tours, specific property website and links to the property brochure, will be prominently featured on my website

    • A For Sale and/or Coming Soon sign will be placed in your front garden

    • A professional four-color four-page brochure will be created for your residence detailing all of your homes selling features. Brochures will be available inside the home and beside the For Sale sign.

    • The brochure will be uploaded to an email-friendly template and share with all local Realtors.

    • I will present your home at our weekly company sales meeting.

    • Your home will be featured in local advertising venues.

    • We will follow up with all showing Realtors to obtain feedback so that we can gauge the impressions of the marketplace and, if necessary, brainstorm changes in our sales approach.

    • We will discuss possible strategies for successful contract negotiations.

    • We will review the North Carolina Agency Disclosure document & Exclusive Listing Representation Agreement.

    • It would be helpful for you to have the following documents available for us to copy & return*:

    1. Your Most Recent Closing Statement

    2. Deed & Lien Waiver

    3. Title Insurance Policy Binder

    4. Survey

    5. Most Recent Tax Bill

    6. A copy of your most recent appraisal including any floorplan/  or square footage drawings from the appraiser.

    7. Any and all information from your home builder including marketing materials they shared with you, lists of your build selections, etc.

    • Our client manager will copy & return them within two business days.
