Factors to Consider when Looking to Buy or Build in a Subdivision
Not
only have subdivisions long been a popular destination for families to purchase
an existing home, in more recent years, they have also become a hot spot for
new construction. And, between the welcoming sense of community,
family-friendly neighborhoods, and access to wonderful amenities, it’s no
wonder why. If you’re looking into buying or building a home in a
subdivision, it’s also important to keep in mind that, with all of the
wonderful attributes that come along with it, there are also some stipulations
that are important to factor into your decision.
Here
are some factors to consider when looking into subdivisions for your next home:
Are
you ok with a potential HOA?
Many
developed neighborhoods come along with either an HOA or some type of neighborhood
association. There are many benefits to these associations, such as
access to private amenities, neighborhood parties and events, stabilized
property values, and an overall well-maintained community. However,
there are also potential drawbacks depending on what you consider
important. For starters, there is almost always a monthly or annual
fee attached to an HOA. This fee goes towards the upkeep of both the
neighborhood in general, as well as certain maintenance aspects for each
individual home. Also, you have to get certain landscaping and
housework, such as putting up a fence or a swimming pool, approved by the
board. For any update you’re hoping to make on your home, you can
assume it will need to be approved. If you’re looking into neighborhoods
that have an HOA, make sure to do your research because opting out of the
association won’t be an option.
Do you hope to have full control when it comes to the floorplan and
customization of your new construction?
If
you’re looking into a custom build, chances are a subdivision isn’t for
you. More often than not, there are pre-designed home options that
you can choose from that dictate both your floorplan, as well as the overall
aesthetic of your exterior. Builders often choose to go this route
in new subdivisions because it makes the neighborhood look more
cohesive. It is important to note, however, that these pre-designed
homes come with trusted builders and already existing water and sewer
taps. When choosing land to build a custom home on, you’ll have to
vet your own builder and find a property where these taps are able to be
installed, financed by you, along with the possibility of a septic system,
water well, and electric service lines.
Easy
access to amenities and community features tends to be more attainable.
It’s
almost a given that, with living in a subdivision, comes some kind of
attractive amenity. Whether that be a meticulously maintained
walking/running path, a personal neighborhood playground, a fitness
center/pool, etc., there will most likely be something appealing for your
family to enjoy! Oftentimes, you’ll also find yourself living with
easy access to restaurants, a downtown area, or the school that your children
will be attending. Choosing to build a home on private land will
typically require you to living further away from amenities such as
these.
Is
privacy and space an important factor?
While
you might be able to find a ½ to a ¾-acre lot in a subdivision, you’ll notice
that homes are often closer to one another than in other types of
neighborhoods, making privacy harder to come by. If privacy is an
important factor for you, then you might want to extend your search for an
existing home or land for new construction, to other types of neighborhoods as
well. What’s equally important to note is many subdivisions that
come with an HOA have restrictions on if, or what type, of fencing, can be put
up in your backyard, regardless of safety concerns. On the plus
side, having homes less spaced out can also come with a better feeling of
community, allowing you to make friends easier with both your neighbors and
other families that live throughout the neighborhood!
What’s important to remember when you’re searching for an ideal home to buy, or build, is that the location matters more than most initially think. While you can change and remodel your home, you can’t change the location in which it’s located. So, make sure you’re doing your homework when it comes to neighborhoods, subdivisions, and areas in which you’re thinking about buying or building!
