This time together is designed to be as comprehensive and educational for you as it is for us. Masha will answer all of your questions and her client care manager will begin to collect initial marketing information in an effort to determine if we are a good fit for you and design a creative marketing agenda for your home sale. This initial meeting can take between 60-90 minutes or less.

What you do to prepare your home for sale is very important. I will share my thoughts on preparing your home for the market. My suggestions will range from painting and carpet changes to yard work and in between. I am happy to share the names of tradesmen to complete these tasks for you and will schedule/ oversee their work.
Partnering with you, I will set a date to personally work in your home to streamline and stage your residence. Model home are used by builders to help buyers envision themselves in a well-cared for home where furniture and accessories are placed to their best advantage. The reason they do it? It works!
Negotiation skills are the most overlooked item when choosing a Realtor. Masha’s clients have shared that her expertise in negotiating is one of the most important reasons they chose Masha Halpern to be their Realtor. Masha thinks through the whole process and offers suggestions for potential responses at each stage of negotiations which prepares her clients steps ahead at all times.
Once an offer is presented, I will explain the terms of the offer. After formulating your response, I will communicate and negotiate with the Buyer’s Agent and on your behalf until we have an agreement. As an integral part of the real estate community for 26 + years, I personally know and have a good working relationship with many of the Real Estate Brokers in our community. These relationships really help facilitate positive transactions.
Once we have an executed agreement, we wait until the various inspection reports are submitted and due diligence is completed by the buyer per the terms of the contract. Once we receive the report, we will discuss and review your response and I will share the information with the buyer’s agent. If any repairs are agreed to, I would be happy to supply contact information for a reputable tradesman. I will also schedule and coordinate the work.
From contract to close I will handle all communications to the buyer through their agent. I will ensure that all terms of the contract are adhered to. I will also coordinate with the closing attorney to ensure that any documentation is in order prior to settlement. If any surprises come up, I am your advocate and fiduciary. It is my goal to resolve any issues to your satisfaction.
